Types of Surveying for Commercial Lots

Surveys are an integral part of commercial lots and their transactions. Not all surveys are equal and there are a few common types of surveys that we offer that lend themselves to commercial lots. Among the leading types of commercial surveys includes as-built surveys, boundary or land surveying, and ALTA surveys. As-Built Surveys

Many require a foundation as-built survey to show the relationship of a new building to the plans and land. However, an as-built survey does not typically include information on title or boundary issues.

Boundary or Land Surveys

A property-boundary survey is designed to located and identify boundary lines between privately held parts of land. However, they do not often include any improvements to structures that have been built on the land.

ALTA Surveying

An ALTA survey is generally the most comprehensive of these surveys when it comes to using them for commercial lots. An ALTA survey shows property boundaries, improvement information, like height, size, setbacks, etc., and recorded title items like access and easements.

Why a Survey is Important

A survey is crucial to commercial lot transactions, as it reveals matters not covered by title insurance. For example, title insurance does not disclose the location of utilities, improvements, the relationship of record lines to occupied liens, the relationship between adjacent landowners, and other non-recorded matters that may impact the land in question. But without this survey, a buyer does not have an accurate picture of what the legal description of land being purchased looks like on the ground. Photos do not contain the same information that a survey does, which is why it is important to get this done by professionals. These matters are important to the purchase of a commercial lot.
