Real Estate Surveying

Services

A real estate survey is an off-shoot of a property boundary survey and among one of the surveys that our team provides. A survey is a highly useful piece of information for homeowners, especially for those who are in the process of buying a home or piece of property. Before the closing of any real estate sale, land surveying is part of the process. However, many prospective homeowners do not order a survey before they purchase their new home and its surrounding area, which can be a costly mistake when unexpected problems arise down the line. Problems a real estate survey could have help to avoid.

A survey is crucial because it shows the true property lines and corners, any improvements on the parcel, encroachments froms adjacents properties, and more to help get the scope of the land. If you are looking to get a real estate survey, please reach out to use today.

What is Real Estate Survey?

A real estate survey is essentially another name for a property survey. This is a survey where professionals will confirm the boundary lines and the legal description of a piece of property. This survey will document all edges and corners of the land, as well as show geological features, improvements to the property and any existing agreements for others to use the land if applicable. When the property survey is complete, all edges and corners of the land will be documented which is helpful for a few reasons. Most notably to ensure the property lines heading into a real estate deal. Other similar surveys include construction surveying and topographic surveying. Both are survey options we provide and can be utilized at the same time as a real estate survey.

Real Estate Survey Uses

As mentioned, a real estate survey is used in order to determine the legal boundaries of a piece of property, while also establishing an up-to-date map that includes all of the improvements for the property and show if there are any encroachments by neighbors. The great thing about a survey like this is how it can reveal previously unknown things about the property. And at the end of the day, a proper real estate survey can help homeowners avoid conflicts, neighborhood rule violations, and other difficult situations.

A real estate survey can also confirm if there is an existing right-of-way or any easements or setbacks to the property.

Right-of-Way

A right-of-way allows others to travel through your property, usually for access to another piece of property or by an adjoining property owner to a public road.

Easement

An easement is similar to a right-of-way, except it is an agreement that will cover a specific party that needs to use the owner's land. An easement covers access for utility installation and maintenance, ingress, and egress. It can even solve an encroachment issue.

Setback

A setback is the distance that needs to be maintained between your home and the property features around it. A setback is usually determined by a city or county ordinance or by a homeowners' association. If you add onto your home or build a new structure on the property, a setback will determine how close it can be to the road or to a neighbor's home.
